A plan for pitching a Passaic investor with 100-plus doors, active storefront build-outs and apartment remodels on an AI operating layer for the whole business. It sits on top of what he already uses instead of replacing it.

01 · The angle

Sell the operating layer, not the software category.

He almost certainly runs on a mix of spreadsheets, WhatsApp, QuickBooks and maybe Buildium or AppFolio. Those handle the rent ledger. They do nothing about the work that eats his week at this size.

Do not pitch "AI." Pitch the hours. Tenant calls at night, contractors who need chasing, a unit that sits empty for three weeks because nobody scheduled the CO inspection, a storefront lease that renewed at last year's rent because the date slipped by.

Do not pitch replacing his accounting. The moment he thinks he has to migrate a ledger, the conversation is over. The app reads from his accounting tool and does the parts it does not do.

Frame it as one number. Vacancy days down and hours of his own time back. Everything in the demo should trace to one of those two.

Let him describe the pain

Hours a week on tenant calls. Days a unit sits between move-out and rent-ready. How he tracks contractor money on a remodel. How many leases expire in 90 days and whether he can name them.

2 · Show

Walk one real building

Open the seeded dashboard on a building he owns. Show the doors, the open turn, the next compliance date. Keep it to one building so it stays concrete.

3 · Prove

Run the concierge live

He texts a maintenance request in Spanish from his phone. It comes back triaged, with a suggested vendor, in front of him.

4 · Quantify

Price one thing he told you

Take his turnover number, price it at his average rent, and show what a week less per turn is worth across a year. One honest figure beats a page of features.

06 · Objections

Have these answered before he asks.

I already have software.

You are not replacing it. You sit on top of it and do the parts it does not do: the texting, the turns, the remodels, the dates.

My tenants won't text a robot.

They already text him. The difference is it answers at 11pm, in their language, and only wakes him up for something real.

What if the AI gets something wrong?

Anything involving money or a legal step goes to a human. The AI drafts, sorts and reminds. He approves.

How do I know you'll stick around?

The pilot is scoped and priced, his data exports any time, and the stack is boring on purpose.

07 · Before the meeting

Do the homework so the demo is real.

  1. Pull his LLC names and property addresses from Passaic County records and NJ business filings.
  2. Look up his open permits so you can reference an active project by street name.
  3. Seed the dashboard with those buildings and one plausible open turn.
  4. Set up the concierge number and test the Spanish flow end to end from your own phone.
  5. Decide the setup fee and per-door price, and write them on one page you can hand him.
  6. Bring the one-number math with a blank for his rent and turnover figures.
